The Westwood Hills Townhomes Homeowners Association (Enclave) HOA is responsible for maintenance of the street and common areas within the Enclave and also contracts and pays for lawn care, snow removal and other services as required including irrigation system maintenance, turn-on and turnoff.    Lawn care provided by the HOA includes the application of cocoa brown mulch annually and a five step turf treatment plan.

Enclave HOA dues are needed to meet the expenses of the Enclave HOA for the services it provides and contracts for.  Master HOA dues pay for the services provided by the Master HOA including maintenance of common areas and pathways and the community pool.  Payment of Master HOA dues also provides access to the pool.

Monthly dues for the Enclave HOA are $150 per month.  Dues for the Westwood Hills (Master) HOA are $135 per month, payable quarterly.

When are trash and recycling collection?

When are trash and recycling collection?

Trash collection is generally every  Monday morning subject to the city's holiday schedule.  Curbside recycling generally occurs every other week.  The city also collects yard waste most Mondays throughout the year.  To access the schedule click on this link: https://lawrenceks.org/swm/service-reminder/.  Once at the city's website, simply enter your address to see the calendar.  You can also sign up for reminder emails from the city that will inform you of the upcoming week's schedule.

The  HOA’s  lawn  care  provider maintains  the irrigation  systems  in the  Enclave  and  programs  the  systems.    Homeowners  are  responsible  for  the  cost  of  water  but  the  HOA  pays  for  maintenance  — including Spring turn on and winterization — and  repair  of  the  systems.


The HOA also contracts and pays for initial and annual back flow tests required by the City of Lawrence.

The Master HOA restrictions allow leases but do not allow homes to be rented  or used for transient or hotel purposes. No lease may be of less than an entire residence. Each lease shall be in writing, shall require that the tenant and other occupants comply with all provisions of this Declaration, shall provide that the lease shall be subject in all respects to the provisions of this Declaration and to the rules and regulations promulgated from time to time by the Board. Prior to the commencement of the term of a lease, the Owner shall notify the Board, in writing, of the name or names of the tenant or tenants and the time during which the lease term shall be in effect.  A complete copy of the Master HOA restrictions is available in the Master HOA Information section of this website.

The HOA does not have any special rules but we are subject to ordinances of the City of Lawrence.  The City has a leash law not a control law.  Dogs outside of a fenced yard need to be on a leash.  It is not sufficient that the dog responds to commands and is “under the control of its owner.”  The City also requires dog owners to clean up after their dogs.

Access to the pool requires a fob.  The Master HOA issues one fob for each lot in the HOA.  To obtain a fob, contact the Master HOA manager, Melissa Hickam at westwoodhillshoa1@gmail.com.  Pool rules are posted on the Master HOA website at westwoodhillslawrence.com.  Click on the link above for the Master HOA website.
